Government Revises GPRA Licence Fee Across India from 1 July 2026
The Ministry of Housing and Urban Affairs (MoHUA) has revised the flat rates of licence fee for occupants of General Pool Residential Accommodation (GPRA) across the country. The revised rates will come into effect from 1 July 2026 and will apply to residential accommodation under the General Pool as well as Departmental Pools of Central Government Ministries and Departments.
The revision has been issued by the Directorate of Estates under the provisions of Rule 74 of the Central Government General Pool Residential Accommodation Rules, 2017. The revised licence fee structure will be applicable nationwide, except for specified categories of accommodation under the Ministry of Defence and accommodation controlled by the Ministry of Railways.
Revised GPRA Licence Fee Effective from 1 July 2026
The revised monthly licence fee has been notified based on the type of accommodation and its living area.

Revised Charges for Servant Quarters and Garages
In addition to the licence fee for residential accommodation, the Government has also revised the monthly charges for independently allotted servant quarters and garages.

The revised licence fee for hostel accommodation has also been notified.

Applicability of the Revised Rates
The revised licence fee will be applicable to:
- General Pool Residential Accommodation (GPRA) across the country.
- Departmental Pool accommodation maintained by Central Government Ministries and Departments.
The revised rates will not apply to:
- Substandard or unclassified accommodation of the Ministry of Defence.
- Accommodation provided for service personnel of the Ministry of Defence.
- Residential accommodation under the control of the Ministry of Railways.
Ministries Directed to Recover Revised Licence Fee
The Directorate of Estates has instructed all Central Government Ministries and Departments to take necessary action for recovery of the revised licence fee from 1 July 2026. The Office Memorandum has also been circulated to CPWD, NBCC, regional offices of the Directorate of Estates, and other concerned authorities to ensure implementation of the revised rates across the country.
